Modern Luxury Home Design in Sylvania
This three-storey luxury duplex in Sylvania is a standout example of modern Australian home design. By pairing limestone look porcelain tiles, natural Taj Mahal quartzite stone, and travertine bathroom tiles, the homeowners achieved a consistent, timeless palette across every level. The result is a residence that blends practicality with understated luxury – designed to flow seamlessly from indoor to outdoor living.
Main Floor & Alfresco – Limestone Look Porcelain Tiles
The foundation of the home is our Enzo Sand 600×1200 limestone look porcelain tile, used throughout the main floor and extended to the alfresco. Carrying one tile across both indoor and outdoor spaces creates a cohesive flow and enhances the sense of scale. Unlike natural stone, porcelain offers low maintenance and long-lasting durability – perfect for family living while still achieving a luxurious limestone look.
- Tile used: Enzo Sand 600×1200mm (main floors & alfresco), Enzo Sand 600×600mm (laundry)
- Style: Warm limestone look tile in porcelain
Kitchen & Laundry – Natural Taj Mahal Quartzite
For a touch of authentic luxury, the kitchen features real Taj Mahal quartzite stone, also extended into the laundry and a downstairs bathroom. A full stone slab was installed on the shower wall and nib wall, delivering a breathtaking natural focal point. The organic veining of Taj Mahal quartzite brings texture, movement, and timeless appeal that elevates these everyday spaces.
Downstairs Main Bedroom Bathroom – Hotel-Inspired Retreat
The Enzo Sand tile continues into the main bedroom bathroom downstairs, installed across both the floors and walls. This limestone look porcelain tile creates a calm, spa-like environment reminiscent of high-end hotels, making it the perfect choice for a restful retreat.
Family Bathroom Upstairs – Travertine Look Tile for Scale
The upstairs family bathroom was designed with a sense of scale in mind. By using Tufa Travertine Veincut 600×1200, the vertical veining naturally draws the eye upward, giving the large bathroom even more presence. Travertine look tiles are a designer favourite, delivering the timeless appeal of natural travertine with the easy maintenance of porcelain.
- Tile used: Tufa Travertine Veincut 600×1200
- Pairing: Brushed nickel tapware for a soft, contemporary finish
Ensuite – Marble Look Porcelain with Low Maintenance
In the ensuite, the homeowners paired Avoca Bianco 600×1200 marble look porcelain with Taj Mahal porcelain 600×1200 on the vanity nib wall. The result is the luxurious appearance of natural marble, but with the low maintenance, affordability, and durability of porcelain tiles. This combination shows how marble look porcelain tiles can capture elegance while remaining practical for daily family living.
Outdoor Entertaining – Cohesive Indoor-Outdoor Living
The outdoor entertaining area continues the Enzo Sand porcelain tile for a seamless indoor-outdoor flow. The Mosman White 100×100 tile was chosen for the splashback, paired with a Taj Mahal stone benchtop for a fresh, modern feel.
- Tiles used: Enzo Sand 600×1200 (outdoor floor), Mosman White 100×100 (splashback)
- Stone: Taj Mahal benchtop
Cohesion Through Modern Tile Design
What makes this project truly stand out is its cohesive design language. By balancing natural stone with porcelain tile alternatives, the designers created a timeless yet practical home. Limestone look tiles, travertine look tiles, and marble look porcelain were carefully layered to deliver luxury without compromising on functionality.
This project is a prime example of how homeowners can achieve modern luxury home design in Sydney using a curated mix of natural stone and high-quality porcelain tiles.
