From Dubai to Sans Souci: A Luxury Duplex Designed Remotely

In an increasingly connected world, great design is no longer limited by location.

This recently completed duplex in Sans Souci is a reflection of that. Designed entirely through virtual consultations, the project brought together our senior design consultant Dianna and a returning client duo, an interior designer and builder based in Dubai.

Despite the distance, the process remained seamless. Every selection was made collaboratively via FaceTime, with a clear vision guiding the project from concept through to completion.

A global leader in luxury Spanish tile and surface design, Porcelanosa has been shaping architectural spaces since 1973 and is now recognised as one of the largest manufacturers in the world. But what makes Porcelanosa truly relevant today is its alignment with the growing demand for wellness-driven design.

A Cohesive, Tonal Material Palette

The design direction centred around warmth, texture and cohesion.

Across the home, materials were layered intentionally to create a consistent architectural language. Soft whites, terracotta tones and natural stone were balanced with timber joinery and brushed metal finishes.

In the downstairs powder room, Pols Terracotta porcelain tiles in a 600×600 format were paired with our Botanica White Kit Kat mosaics, creating contrast through both colour and texture.

This dialogue between materials continues throughout the home, with each space feeling connected yet distinct.

A Statement in Form: Nood Co Basins and Bathtubs

A defining feature of this project is the use of Nood Co basins and bathtubs in Olive, specified across multiple spaces within the duplex. Designed and made in Australia, these pieces anchor each bathroom with sculptural form and colour. Paired with Taj Mahal natural stone, brushed copper fixtures and soft lighting, the result feels both elevated and timeless.

Layering Function with Design

Each space was approached with both practicality and aesthetics in mind.

The laundry features a checkerboard layout using the Amuri Series Italian porcelain tiles in terracotta and white, adding a subtle sense of movement while maintaining a timeless feel. The splashback continues this language with a decorative terracotta finish.

Upstairs bathrooms maintain consistency through inverted palettes. Pols White tiles are used across floors and lower walls, while Botanica Terracotta mosaics complete the upper sections, creating a balanced and considered contrast.

Lighting selections further enhance each space, including our Shell Ceramic Wall Lights in the bedrooms and the Emily Wall Light featured in the master ensuite.

Extending the Design Outdoors

The design narrative extends beyond the interior.

Bronte Cobblestones were selected for the driveway and entry pathway, grounding the exterior with natural texture and complementing the architectural form of the duplex facade.

Design Without Borders

This project is a testament to what can be achieved through collaboration, expertise and clear design direction.

Working with returning clients who understand the value of materiality allowed for a refined and confident outcome. The result is a home that feels both elevated and effortless, where every detail has been considered.
